We welcome everyone to Rose and Sweet Briar Self Catering Cottages and want you to enjoy a relaxing and comfortable stay here.

We make every effort to ensure that our accommodation is available as quoted and described on our website, brochure and advertising but this must be confirmed at the time of booking. If we are unable to accommodate you as per booking due to force majeure we will refund any payment made to us by you.

Included in the price is full use of the Cottages as described, including heating, electricity, ben linen and towels. Excluded is travel insurance.

Reservations:-

• Can be taken via telephone or email.
• Confirmation will be made upon receipt of a £50 deposit. The balance to be paid on arrival of your stay.
• The person making the booking will be responsible for all liabilities and must be at least 18 years old.

​Cancellation:

• This must be in writing or email.
• As owners we have the right to refuse bookings before we send a confirmation.

​Cancellation Charges:

• If for any reason the owners are obliged to cancel the client’s booking, all monies paid to date will be refunded in full. This is the limit of the owner’s liability.

​Occupancy:

• Infants and young children should be included when stating numbers in the party.

Smoking:

• We do not permit smoking in the Cottages. There are no smoking holiday cottages, visitors may use the garden to smoke, but please ensure that stubs, matches, etc are disposed of with safety in mind.

Pets:

• We do not accept any pets into the Cottages or on our premises.

​Cleaning:

• Equipment is provided. Guests are responsible for leaving the Cottages and their contents clean and tidy.
• All furniture, fittings, crockery, cutlery, etc must be returned to its original place.

Parking:

• On-site parking is provided. Please keep to the designated area.

Changeover:

• This is normally a Saturday (an alternative day can be agreed on booking).
• Arrivals after 3:00pm.
• Departures by 10:30am.
• If the above times are not convenient, kindly contact to discuss further.

Keys:

• Will normally be available from the main House or an alternative by prior arrangement.

Breakages:

• Please report any breakages / damages during your stay.
• The owners do reserve the right to charge the guests for any broken/damaged items during their stay.

Insurance:

• Guests should consider holiday insurance to cover any personal liability incurred with respect to cancellation, health and damage to our Cottages caused by any member of the party.
• No candles or naked flames permitted in the Cottages.

Right of entry:

• We are allowed to enter property without letting you know first if special circumstances happen (for example if repairs need to be carried out) or if you break any of the booking conditions.
• For stays in excess of a week we will provide clean linen and towels. We will agree the timing with you and we will make up the beds.

Disclaimer:

• The owners cannot accept any responsibility whatsoever for any injury or damages to any member of the party or any of their property whilst using the Cottages, grounds, and car park.

Wi-Fi:

Visitors are welcome to use our Wireless Wi-Fi and we will provide them with the password, however we cannot guarantee a consistent service, please read the terms below if you intend ‘logging on’

1.1 We do not recommend in particular the use of any websites (or other internet related services) (“Internet Services”) and your use of Internet Services is carried out entirely at your own risk.

1.2 We have no responsibility for, or control over, the Internet Services you access and do not guarantee that any services are error or virus free.

1.3 We have no responsibility for, or control over, the information you transmit or receive via the Service.

1.4 Save for the purposes of network diagnostics we do not examine the use to which you put the Service or the nature of the information you send or receive

1.5 We do not guarantee: the availability of the Service

1.5.2 the speed at which information may be transmitted or received via the Service; or
1.5.3 that the Service will be compatible with your equipment or any software which you use.

1.6 Whilst we take reasonable steps to ensure the security of the Service and to prevent unlawful access to information transmitted or received using the Service, we do not guarantee the security of the information which you may transmit or receive using the Service or located on any equipment utilising the Service and you accept that it is your responsibility to protect your information and have adequate security (in terms of equipment and procedures) to ensure the security, integrity and confidentiality of your information and data.

1.7 We reserve the right at all times to withdraw the Service, change the specifications or manner of use of the Service, to change access codes, usernames, passwords or other security information necessary to access the service.

Acknowledgement of Terms and Conditions:

• Completing a booking implies knowledge of all terms and conditions.
• The person making the booking is deemed to be the party leader and is responsible for all members of his/her party adhering to these terms and conditions.
